Within our small team we have over 20 years of experience of successfully managing residential blocks in Weston super Mare and surrounding areas. We offer an extremely experienced service and are developing our business further, welcoming new blocks that can benefit from our knowledge and experience to ensure the smooth running of their management companies.

Saturley Garner & Co Ltd also specialise in Lettings, we have a small lettings portfolio including management for overseas landlords, full management services and let only tenant find services. We pride ourselves in ensuring inspections are carried out regularly and our tenants and landlords are well looked after.

Block Management Duties Include

Maintenance & Repairs

  • Make frequent visits to our blocks to inspect communal areas
  • Organise general repairs and deal with contractors
  • Obtain comparable quotes for any necessary work to ensure the best price is obtained
  • Visit individual flats if a problem presents itself and arrange work if necessary
  • Arrange for a surveyors visit to the property if necessary
  • Have a good working relationship with reputable contractors to include Electricians, Plumbers, Roofing Contractors, General Builders in the town to obtain best possible prices for maintenance work

 

Administration & Secretarial Work

  • Maintaining all the Registers of the Company and updating as and when required
  • Completing and filing the Annual Return of the Company
  • Sending out formal notices of General Meetings to Members
  • Call and conduct the AGM and general meetings on behalf of the Management Company and usually hold meetings at our offices in St Georges or if preferred at the block itself
  • Call and conduct Directors Meetings either on a quarterly or monthly basis
  • Circulate all necessary documentation to members, including quotations, insurance cover, fire alarm checks and so on
  • Preparing and distributing Service Charges to members
  • Following up overdue invoices with late payers and taking legal action if necessary
  • Monthly bank reconciliation of company Bank Account
  • Administer the Management Company Bank Account and collect Maintenance and Ground Rent payments, making all necessary payments to Utility Companies and Contractors on behalf of the Management Company
  • Implement Section 20 procedure if necessary
